In order to access the HUD/VA 92900, ensure Forms & Docs > 1003 > Terms tab > Mortgage Applied For drop-down list displays FHA or VA and TIL > First Payment Date is completed and the TIL screen saved. Users can edit this screen if they have the applicable user rights.
The open and disabled fields will depend on if the Mortgage Applied for is FHA or VA.
The borrower and co-borrower information on this screen will always be disabled. This information will automatically populate from Forms & Docs > 1003 > Borrower tab.
The HUD/VA Lender ID and HUD/VA Sponsor ID fields will always be disabled and will automatically populate from Forms & Docs > 1003 > Government tab.
The applicable First Time Homebuyer radio button can be selected for both VA and FHA.
VA Only: The appropriate Title will be Vested in check box can be marked. If the Other (Specify) check box is marked, then the Vested In Other Description another text field will open where the user can manually enter the information.
Purpose of Loan check boxes can be selected as applicable to the loan transaction.
VA Only: There will be a text box to complete the name and functions of any duly authorized agents who developed any information or supporting credit data submitted on behalf of the lender, if applicable.
For HUD/FHA Only: Users can select the appropriate radio button to identify if the borrower has owned or sold other real estate covered by an FHA Mortgage within the past 60 months. If YES is selected, the additional fields will be editable.
VA Only: Users can select the appropriate radio button to indicate if the borrower has previously had a VA home loan.
VA Only: Users can mark the appropriate check box to indicate occupancy of the subject property.
The applicable valuation check boxes can be marked for VA or FHA loans as well as input the value in the open field.
For HUD Only: Users can select the appropriate radio button regarding lead based paint disclosures.
If the loan is approved, the Approved check box can be marked and dates can be added for Date Mortgage Approved and Date Approval Expires.
If the loan is approved based on modifications, the Modified & Approved as follows check box can be marked. When marked, the fields beneath are editable to indicate changes for approval.
If additional conditions exist, the Additional Conditions check boxes can be marked accordingly. If the Other: (specify) check box is marked an open text box will be enabled for additional information to be entered.
For FHA Only: The last section can be filled out for FHA loans.
If the Mortgage Applied For is set to FHA, the underwriter name from Forms & Docs > FHA Transmittal > Underwriting Information section and CHUMS ID Number from Forms & Docs > FHA Transmittal > Additional Information will populate if the following check box is marked:
This mortgage was rated as a "refer" by FHA's Total Mortgage Scorecard, and/or was manually underwritten by a Direct Endorsement underwriter. As such, the undersigned Direct Endorsement underwriter certifies that I have personally reviewed the appraisal report (if applicable), credit application, and all associated documents and have used due diligence in underwriting this mortgage. I find that this mortgage is eligible for HUD mortgage insurance under the Direct Endorsement program and I hereby make all certifications required for this mortgage as set forth in HUD Handbook 4000.4
